I’m Carter Crowley. My dad Bryan and I run CB Home Solutions — we’ve been buying homes across Wisconsin since 2015 with over 300 transactions completed. We’ve been actively expanding into Dane County, closing 3 deals here in 2025 — two properties in Middleton and one in Sun Prairie. This page covers the communities surrounding the city of Madison where we purchase properties.

If you own a home in Sun Prairie, Middleton, Fitchburg, McFarland, Monona, Waunakee, or any of the other Dane County communities on this page, we can make you a cash offer based on the property’s current condition. No renovations, no staging, no open houses. You choose the closing date.

I’ll be honest: Dane County is a strong real estate market. If your home is updated and you have time, listing with an agent is almost always going to get you the best price. I hold an active Wisconsin real estate license (License #81027-94), and I’ll tell you that directly. Where we come in is when listing isn’t practical — the property needs too much work, you’re managing a rental that’s become a burden, you’re facing foreclosure, or you just need certainty and speed over maximum price.

Selling a home in the city of Madison? Visit our Madison page for details specific to that market.

Sun Prairie

Sun Prairie is the largest community on this page with nearly 40,000 residents — and it’s one of the fastest-growing cities in the state. While much of the housing stock is relatively new, there are older neighborhoods near the downtown area along Main St and Bristol St with homes built in the 1950s through 1970s that have the same maintenance challenges you see statewide: original mechanicals, aging roofs, and outdated interiors. We purchased a property on Broadway Dr in Sun Prairie from Andy, who was in a pre-foreclosure situation with tenants living in the home. He needed an as-is offer fast — listing wasn’t an option. That’s the kind of scenario where we step in.

Middleton

Middleton is one of our most active Dane County markets — we closed two deals here in 2025, both on Century Ave. Randy had owned a duplex on that street for over 40 years as a rental property. He didn’t want to scare his tenants with showings and open houses, and he wanted to sell to someone who would treat them well. We bought both properties with tenants in place, handled the transition, and Randy walked away without the stress of a traditional listing. Middleton’s older housing stock — particularly the homes west of Hwy 12 near the downtown area — includes 1950s and 1960s construction that’s reaching the point where major systems need replacing.

Fitchburg & McFarland

Fitchburg has grown into a city of over 30,000 residents with a mix of newer suburban development and older rural properties. The older sections near Fish Hatchery Rd and along the Verona Rd corridor have homes from the 1960s and 1970s that are reaching the point where deferred maintenance becomes a dealbreaker for traditional buyers. McFarland sits along Lake Waubesa with about 9,000 residents — the lakeside homes carry higher values but also higher renovation costs, and smaller homes near the village center sometimes struggle to attract buyers when they need significant updates. Both communities have homeowners who reach out to us when listing doesn’t make financial sense.

Monona & Waunakee

Monona wraps around the eastern shore of Lake Monona with about 8,800 residents and a well-established housing stock — many homes built in the 1950s and 1960s. The lake-adjacent location means moisture issues are common, and the older homes need the same mechanical and structural updates you see across Dane County. Waunakee, north of Madison, has experienced rapid growth with newer construction, but the older homes near the downtown area along Main St and Railroad St still exist and still need work. We serve both communities for homeowners who’d rather sell as-is than invest in bringing a dated property to market standards.

DeForest, Cottage Grove, Oregon, Verona & Other Communities

We buy throughout the remaining Dane County suburbs as well. DeForest and Cottage Grove have a mix of newer and older housing stock. Oregon and Verona are growing communities with pockets of older homes that need updating. Stoughton, Mount Horeb, Cross Plains, Belleville, Lodi, and Deerfield are all communities where we work with sellers dealing with inherited properties, homes that have been on the market without success, and situations where speed and certainty are the priorities. If your property is anywhere in Dane County outside of Madison proper, we’ll come take a look.

Dane County is one of the strongest real estate markets in Wisconsin. Home values are higher, buyer demand is strong, and well-maintained homes sell quickly on the open market. So why would a homeowner here choose a cash sale?

The renovation gap is bigger. In a market where buyers expect granite counters, updated bathrooms, and modern mechanicals, the cost to bring a 1960s home to competitive condition can easily run $60,000–$100,000+. That renovation cost eats into the price advantage of listing traditionally. We buy the property before those renovations happen and take on the risk ourselves.

Rental property exits are complicated. Dane County has a significant rental market, and landlords who want out face the challenge of selling with tenants in place. Most traditional buyers don’t want to inherit tenants and the associated management responsibilities. We buy rental properties and portfolios without requiring vacancy — your tenants stay, and we handle the transition after closing.

Pre-foreclosure situations don’t wait. When you’re behind on mortgage payments, the timeline is set by the bank, not by you. A cash sale can close fast enough to settle the debt and protect your credit. Our Sun Prairie deal was exactly this situation — the seller needed to move quickly with tenants still in the home, and we made it work within his timeline.

Carter and Bryan Crowley, owners of CB Home Solutions

We’re Carter and Bryan Crowley — father and son. I handle acquisitions and hold an active Wisconsin real estate license through Realty One Group Haven (License #81027-94). My dad Bryan manages our renovation projects with our crew. We started CB Home Solutions in 2015 in Oshkosh and have completed over 300 transactions across the state. You can verify our BBB accreditation here.

We expanded into Dane County because the opportunity was there — homeowners in the Madison suburbs face the same fundamental challenges we see across Wisconsin, just at higher price points. Our experience with 300+ transactions means we can handle the complexity of Dane County’s market, including tenant-occupied properties, pre-foreclosure situations, and homes that need significant work.
