Selling an Inherited Property

Carter: Hi there, my name is Carter and I’m the owner of CB Home Solutions. Today, I’m going to discuss selling an inherited property. So if you’re watching this video, you might have recently inherited a property from a family member, friend, or someone alike. My sincere condolences to you. It is a very sad and difficult time, or it can be at least. So when you’re going to sell the inherited property, sell the property you got, in probate that was granted to you, you might want to know what the next steps in the process are.

So say you inherited it. Typically, in that situation you’ll get a transfer on death deed, and it’ll be deeded over into your name. At that point, once it’s deeded over into your name, you can do whatever you would like with the property, whether you’re going to keep it and hold it as a rental property, whether you’re going to sell the inherited property, or whether you’re going to live there. It all depends on what your comfortability is, what you want to do when it’s all said and done. So when you’re, say you want to sell the inherited property, what are you next steps, what do you want to do?

Well, if it’s in good condition, you can list it with a real estate agent, a local realtor here in the area, and get it sold for you in that regard. But, if it’s not in such condition, or maybe you’re out of the area and you don’t want to deal with the upkeep, the repairs, the maintenance, all of those items, it might be easier to sell the property to a company like our own, where we buy houses throughout the Fox Valley area. We can buy the house as-is for cash, we don’t have any sort of contingencies or anything like that. We’ll take it off your hands free and clear, no troubles, no worries.

It’s kind of like a similar property we’re purchasing right now. The ladies’ parents had both passed away. Her brother was living there, she inherited it. Her brother stopped making the mortgage payments, so now it’s a little bit behind on the payments, but we are purchasing it from here, relieving stress, anxiety, everything like that, and we’re buying the inherited property directly from her. I think it’s been about a 25 day period of time from start to finish. So it’s been very easy for her, nothing catastrophic, or nothing difficult to worry about. She doesn’t even have to move any of the unwanted items out of the property. Of course, she’ll take the valuable items, things that have a sentimental meaning to her. But, other than that, she doesn’t need to move all the furniture, the miscellaneous items. Some may call it garbage.

So if you’re considering selling an inherited property, just fill out the form below. Or, if you would like a little bit more information, just let me know. I would be more than willing to have a conversation with you, tell a little bit about our company. But, like I had mentioned previously, we’ll buy the property as-is, we can pay cash if need be, and can close in as little as 14 days. Typically, right now, we’re about 28 days out, about a month when it’s all said and done. But, we’ll buy it as-is, no need for repairs, no need to move any of the items out of the property if you don’t want to. We can take care of all that. So I appreciate you guys watching. If you’re looking to sell your inherited property, please fill out the form below, submit your information, and I will personally reach out to you within the next 5 to 10 minutes. Have a wonderful day and I’ll talk to you soon.
