Mount Pleasant & Caledonia
Mount Pleasant is the largest community on this page with nearly 28,000 residents, and Caledonia just south adds another 25,000. Together they form the suburban core between Racine and the I-94 corridor. Housing stock ranges from 1950s–1970s ranches along the older residential streets to newer subdivisions built in the 1990s and 2000s. The older homes are where we see the most activity — original mechanicals, dated kitchens, and roofs that are past their useful life. Many sellers here are long-term owners who’ve watched repair estimates climb past what they’re willing to invest. Mount Pleasant has also seen growth from the Foxconn-era development, which brought new construction but didn’t change the reality for owners of older homes that need updating.
Burlington & Waterford
Burlington sits at the western edge of Racine County with a mix of downtown-area homes dating back to the early 1900s and suburban development spreading outward. The older stock — particularly near the downtown along Chestnut St, Pine St, and the neighborhoods near Echo Lake — has the issues you’d expect from 100+ year-old construction: foundation problems, outdated wiring, old plumbing, and layouts that don’t work for modern buyers. Waterford’s housing stock is slightly newer on average but still includes plenty of 1960s–1980s properties with deferred maintenance. Elkhorn, the county seat, has a more traditional small-city housing stock with a range of older homes and newer construction.
