I’m Carter Crowley. My dad Bryan and I run CB Home Solutions out of Oshkosh — just a short drive from the Fox Cities. We’ve been buying homes across Wisconsin since 2015, with over 300 transactions completed, and the Fox Cities communities surrounding Appleton are some of our most active markets. We know the housing stock, we know the neighborhoods, and we’ve bought properties in this area in every condition imaginable.

If you own a home in Grand Chute, Kaukauna, Kimberly, Fox Crossing, Little Chute, Combined Locks, or any of the surrounding communities, we can make you a cash offer on the property as-is. No contractors, no open houses, no waiting for a buyer’s lender to approve the deal. You pick the closing date.

I’ll be straightforward with you: if your home is in decent condition and you have a few months, listing with an agent will likely get you more money. I hold an active Wisconsin real estate license (License #81027-94), and I’ll tell you that honestly. A cash sale works best when the house needs too much work to list, when you’re settling an estate, or when your situation requires speed and certainty. Not sure which route fits? Call us — we’ll walk through both options with you.

Kaukauna

Kaukauna is one of our most active Fox Cities markets — we’ve closed deals here and know the housing stock well. Much of Kaukauna’s residential core was built between the 1920s and 1960s, particularly in the neighborhoods along Second St, Crooks Ave, and near the Fox River. These older homes have the charm of solid construction but come with the expected challenges: aging roofs, outdated electrical, original plumbing, and basements that take on water during heavy rains. We also see homes tied to estate settlements — a family member passes and the heirs are left with a property that needs significant work and is full of decades of belongings. We recently purchased a home on Miller Ln Ct in Kaukauna under exactly those circumstances (see the case study below).

Grand Chute

Grand Chute is the largest community on this page with nearly 24,000 residents, and its housing stock reflects decades of growth — from 1960s ranches near the older parts of town to 1990s and 2000s construction in the subdivisions along W College Ave and N Casaloma Dr. The older homes tend to be the ones we buy: original mechanicals, dated kitchens, worn-out siding, and finished basements with moisture issues. Grand Chute homeowners frequently tell us they’ve gotten repair estimates that would eat up any profit from a traditional sale. Rather than sinking $40,000–$60,000 into a renovation just to list, a cash offer lets you walk away without that risk.

Fox Crossing

Fox Crossing — the area that used to be the Town of Menasha — has about 19,000 residents and a mix of housing that ranges from affordable ranches to larger homes in newer developments. The older sections near Midway Rd and Racine St have homes built in the 1950s and 1960s with the same maintenance issues you see across the Fox Valley: foundations that have shifted in the clay soils, single-pane windows, and small floor plans that today’s buyers want updated. We work with homeowners here who’ve done the math on renovation versus selling as-is and decided the cash route makes more financial sense.

Kimberly & Little Chute

These neighboring communities along the Fox River share a lot in common — compact village lots, homes built for paper mill workers in the mid-1900s, and long-term owners who’ve lived in their houses for decades. We purchased a property on W 3rd St in Kimberly where the bathroom and basement were both gutted — the kind of situation where listing on the open market just wasn’t practical. Little Chute’s housing stock along Main St and in the older neighborhoods has similar characteristics. Both communities have homeowners who reach out to us because they want a sale that doesn’t require months of work before they can even put the house on the market.

Combined Locks, Buchanan, Greenville & Surrounding Areas

We also buy throughout the smaller Fox Cities communities. Combined Locks’ compact housing stock near the river shares the same era and challenges as Kaukauna and Kimberly. Buchanan and Greenville have newer suburban development mixed with older rural properties — we see everything from 1970s ranches on larger lots to farmhouse-style properties that need updating throughout. Hortonville, Sherwood, New London, and Clintonville are communities further out where we work with sellers dealing with deferred maintenance, hoarding situations, and properties that aren’t attracting traditional buyers. If your home is anywhere in the Fox Cities area, we’ll come take a look.

Here’s a real example of how we helped a Fox Cities homeowner.

708 Miller Ln Ct, Kaukauna, WI 54130

home at 708 Miller Ln in Kaukauna, WI before purchased and renovated by CB Home Solutions

Shannon was responsible for settling a family member’s estate — but this wasn’t a typical vacant property scenario. Another family member was still living in the home, and the place was in very rough condition. The house needed a full remodel, and with limited access due to the occupant, listing the property for sale just wasn’t an option.

We walked the property, provided an offer the same day, and closed on the home three weeks later. Shannon and her family were able to leave behind any items they didn’t want, and the entire process was handled without the stress of repairs, showings, or managing a complicated occupancy situation.

“Highly recommend! From the very first communication to the closing this company is great! We worked with Carter and he was very professional and the emails and communication was excellent. We are very happy with how everything went and the ease of the sale. Thank you!!”Shannon Pomeroy

The Fox Cities housing market has its own dynamics that make cash offers particularly relevant for certain sellers:

The paper mill legacy. Many homes in Kaukauna, Kimberly, Little Chute, and Combined Locks were built for workers in the paper industry during the mid-1900s. These homes are solid but small — typically 900 to 1,200 square feet with modest lots. After 60+ years, they need everything: roofs, windows, electrical, plumbing. The cost to modernize these homes often approaches or exceeds what the home would sell for on the open market, which makes a traditional listing financially impractical.

Fox Valley clay soils. Foundation issues are common across the Fox Cities. The clay-heavy soils expand and contract with moisture and temperature changes, putting stress on older foundations. We see cracked block walls, bowing basement walls, and water infiltration regularly. Most conventional lenders won’t finance a home with significant foundation issues — which means a traditional sale stalls. We buy as-is regardless of condition.

Estate settlements with complications. Settling an estate is rarely straightforward — especially when the property has an occupant, when heirs live out of state, or when the home has years of accumulated belongings and deferred maintenance. We handle these situations regularly. We can work within probate timelines, buy properties with occupants, and manage the cleanout. If you’re navigating an inherited property sale in Wisconsin, we can simplify the process significantly.

Sellers who tried listing and it didn’t work. We hear from Fox Cities homeowners who listed their home, sat on the market for months, and got nowhere — usually because the property needs too much work for retail buyers. If your home sat on the market or the only offers you got were lowball cash offers from out-of-state investors, call us. We’re local, we’ll come see the property in person, and we’ll put a real number on paper.
