Selling Your House to a Real Estate Investor

Hey all. Carter here with CB Home Solutions and today I’m going to talk about selling your house to a real estate investor. Whether you have a multi family property, a single family property, a mobile home, whatever type or piece of property that you have, a real estate investor in most cases will be interested. How does the process start? How do you move things along and then end up selling it to them?

First things first, you need to reach out in one way, shape or form. If you’re watching this video it would be super easy for you to just click the form below and send us a message about the property. However, if you’re just doing a little bit of research I would probably type into Google, local real estate investors or sell my house fast in whatever city you’re located in or sell a property in, whatever city you’re located in, most real estate investors will be ranked in the top 10 spots on Google.

Another way to do it is look around town, you might run across a we buy houses sign. Those are real estate investors. If you’re interested in selling to a real estate investor, that is the first step.

After you have that initial conversation, step two is going to be having the investor come out and take a look at the property. If the numbers work for them, in most cases they will want to see the property in person. That’s how we do it here at CB Home Solutions. Any property where the numbers sound like they’re going to work on the phone, I schedule an appointment to come out, take a look at it and then make you an all cash offer or a offer in person. Sometimes it’s cash, sometimes it is not. It really depends upon the situation.

After that in person appointment is scheduled, typically the appointment will take 15 to 20 minutes, possibly longer if the conversation continues. But to sell your house to a local real estate investor, it’s really not too complicated. After that initial conversation, what you have to do is if they make you an offer, it’s either accept of deny. It’s as simple as that. You can’t really do anything other than that. If you accept it, then things will go to the title company and the process will begin. Sometimes it takes two weeks, sometimes it takes four weeks. Again, it depends upon your situation and how quick you want to sell your property.

After all those steps are complete, you meet or you talk to the investor on the phone, you meet in person, you get an offer, you accept the offer, things are sent to the title company, then it’s the closing day. The closing day, like I mentioned, is two to four weeks out, possibly longer if you need to find somewhere to relocate to or if you’re looking to move elsewhere. It’s very, very easy to sell your house to a local real estate investor.
